HOW I WORK

On most of my projects, I offer a full range of architectural services. I will guide you through the design stages, planning & building regulations and tender of your project prior to construction. I will then monitor the construction of your project to ensure it is completed in a timely manner, on budget and to the highest quality.

Below are the key stages that I will guide you through. I have included a short description of each so you know roughly what to expect from each stage. Before you instruct me to act as your Architect, I offer a free consultation. I will come to your home and discuss your needs, ideas and any other relevant information to the project. I like to keep this initial meeting quite informal as it is as much about getting to know you as a person and how you live as it is about the home you live in. Following the consultation, I will prepare a fixed fee proposal for your approval.

Stage 1 – Preparation and Brief

I believe that a collaborative approach between architect and client is essential for a successful project. I will listen to your needs and build up a detailed brief for the project. I always seek to offer my expertise to unlock hidden potential and I will share my initial ideas with you that you may not have considered. I would typically meet with you once or twice during this stage.

Stage 2 – Concept Design

I will use the detailed project brief to develop outline proposals. These initial concepts will take the form of hand drawn sketches, 3d models and mood boards. There will often be several options to choose from and aspects from each are often merged to form the preferred option to develop further. During this stage, I will begin to liaise with local planners to ensure that the initial ideas that are forming will gain support during the planning process.

Stage 3 – Developed Design

Once a preferred concept is decided upon, I will spend more time at this stage transforming ideas into something that can be built. A comprehensive set of planning drawings will be prepared along with any written documentation that is required to support the planning submission. Only once you are completely happy with the design will the planning application be submitted.

Stage 4 – Technical Design

Once planning is approved, I will prepare the technical drawings and a specification and/or schedule of works that will be used to price the tender and construct the building. This stage includes collaboration with many external consultants such as; structural engineers, building control, kitchen designers, interior designers, lighting designers and landscape architects.

Stage 5 – Construction

If required, I will administer your contract with the builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.

Stage 6 – Handover and Close Out

When the project is ready to handover, I will inspect and value the works and issue a certificate.
